ANALYSIS
The 235 East 42nd Street building, a 1970s-era office tower formerly occupied by pharmaceutical company Pfizer, was undergoing conversion to luxury residential apartments when construction workers on the 21st floor found structural columns beginning to fail. Damage was subsequently identified across floors 21 through 26, with two load-bearing columns buckled between the 21st and 22nd floors and multiple cracks and sagging detected in the flooring above. Brick debris fell into the street below before the perimeter was frozen.
The city established a frozen zone between 40th and 45th Streets and 1st and 3rd Avenues, shutting the area to both foot and vehicle traffic during the peak of the morning commute. Seven surrounding buildings were ordered evacuated as a precaution, as was a school housing roughly 400 children. Emergency shoring equipment including steel struts and temporary columns was being staged at the site to transfer the compromised structural load while engineers assessed the full extent of the damage.
Mayor Mamdani confirmed in public remarks that the building remained unstable and that additional column movement was observed after city officials arrived on scene, indicating the situation continued to evolve hours into the response. The building stands one block east of Grand Central Terminal and directly within Midtown East's densest commercial corridor, making the frozen zone highly disruptive to transit and commerce across a critical stretch of Manhattan during business hours.
